    How to Avoid Rental Scams in Groningen

    The housing market in Groningen – and, in fact, throughout the Netherlands – is challenging to access. Unfortunately, this has led to an increase in scams. Since people are eager to find a home, they sometimes lose sight of potential risks and fall victim to fraud. To help you navigate this, we have compiled a list of tips to identify suspicious situations and stay cautious.

    Rental platforms and fees

    Many rental agencies or platforms charge a fee to access their listings. This does not necessarily mean you are dealing with a scammer. There are reputable organizations that operate this way. However, some parties charge money for outdated or non-existent listings. If a property seems too good to be true, it probably is.

    Before making any payments, do some research on the organization. Check whether their website provides a name, address, phone number, or email contact. If the details are unclear or missing, consider it a red flag. Additionally, companies are required to display a Chamber of Commerce (KVK) number on their website. A quick Google search with the company or agent’s name followed by the word ‘reliable’ can work wonders. If you come across many negative reviews, it may be best to continue your search for a more trustworthy agency.

    Finding a rental on social media

    More and more properties are also being advertised on Facebook or other social media platforms. While this can be an effective way to find a home, caution is still necessary. If something seems too good to be true, it usually is. If you still feel confident about a listing, always request additional information to verify the legitimacy of the person or company. Additionally, do a Google search on the person in question.

    Security deposits and viewing restrictions

    Finally, we want to emphasize that it is not normal to pay a security deposit before viewing a property. Furthermore, if you are unable to visit a property in person and are only provided with photos or videos, it is best to avoid proceeding.

    Real estate agents are also not allowed to charge you for simply renting out a property—unless you specifically hire a rental agent (aanhuurmakelaar) to search for a home on your behalf.
